Under-occupancy assessment FAQ's
How do I apply? Log onto MySandwell and let us know your council property is to big for you via our Priority application form.
What is an under-occupancy assessment? If you are currently occupying a property that is too big for you and would like to downsize to a property with fewer bedrooms we can assess your situation and award priority to support a move.
If you meet the criteria you may also qualify for the Tenants Assistance Scheme (see below)
What priority will I be awarded?
If you are under-occupying a house or any property by 2 bedrooms you will be awarded band 1
If you are under-occupying by one bedroom and are directly affected by bedroom tax- (only applies to lets prior 17/04/2013) you will be awarded band 2
If you are under-occupying a flat/maisonette by one bedroom you will be awarded band 3
What is the Tenants Assistance Scheme? The Tenants Assistance Scheme is designed to assist tenants who are affected by the impact of the under-occupation charge (bedroom tax) as well as tenants not of working age who wish to downsize to more suitably sized accommodation.
Who qualifies for TAS? You would need to meet the following criteria:
- Be a secure tenant
- Under occupying a house
- Under occupying any other type of property (flat, maisonette, bedsit or bungalow) and be affected by bedroom tax
- Registered on the CBL scheme
- Your current property must be in an acceptable condition. Any fixtures missing will need to be replaced and any damage not attributed to fair wear and tear must be rectified
- Leave your current property with vacant possession
What does TAS assist with? You can choose from the following options up to the value of £650:
- Payment to cover costs of removals and packing
- Payment to clear any recent rent arrears owed
- One week rent overlap
- Disconnection and re-connection of washing machine
- Disconnection and re-connection of telephone
- Fitting of carpets (existing and new) up to the value of £100
- Redirection of mail for three months
- Handyman service
In addition to this if you are downsizing from a 2 or 4 bedroom house you may also be awarded £300 for each bedroom released
