Licensable HMO Room Sizes
The government has introduced mandatory room sizes for HMO's:
- Ensure that the floor area of any sleeping accommodation by one person aged over 10 years is not less than 6.51 square meters.
- Ensure that any sleeping accommodation room which holds 2 people over 10 years of age is to not be less than 10.22 square meters.
- Ensure that any room used as a sleeping accommodation holding one person under the age of 10 is to be no less than 4.64 square meters.
- Ensure that any room with the floor area of less than 4.64 square meters will not be used as a sleeping accommodation.
If room sizes for bedsits are 6.51 then we expect that you have a kitchen diner and/or living room area for tenants to eat and socialise instead of their own bedrooms.
