How do I apply? You can apply by completing section one of the application form
Who can apply? All tenants have the rights to run a business from their home subject to our permission.
What will be considered? We will consider the following to establish if your business is suitable for the property and the surrounding environment:
- Is the nature of the business suitable?
- Is the size of the business suitable for the property?
- Will the business adversely affect the neighbourhood and/or environment?
- Does the business conflict with any of our tenancy conditions?
- Will the business cause unreasonable disruption to any communal areas?
- Will the business present a risk to the tenant, other members of the public, the property or neighbouring properties?
- Could the business cause a nuisance or annoyance to other residents?
- Does the business require building regulations or planning permission?
- Does the business require any additional rent to be applied?
Can my request be refused? Yes, for reasons such as;
- Causes nuisance to neighbours or adversely impact upon the neighbourhood and environment
- Involves the use of oxygen, acetylene or other flammable gas bottles or the storage of large quantities of dangerous substances
- Involves the display of any signs or notice boards about the business on/in the property
- Involves the repairing of motor vehicles from the property
- Involves the use of noisy or heavy machinery
- Presents a danger to the health and safety of the occupiers or neighbours
- Conflicts with any conditions of the tenancy agreement
- Property is not suitable
- Does not meet Planning Regulations and/or Building Regulations
- Has an adverse effect on our asset
- Not aesthetically pleasing
- Affects neighbours’ enjoyment of their homes
- Places anyone in danger
What happens if my request is approved? If permission is granted you will be notified in writing along with conditions. The conditions we set will be unique to your request and should be adhered to. Failure to do so will result in permission being withdrawn.
Conditions could include:
- You are responsible for any charges relating to planning permission and building regulations
- Business rates to be paid if necessary
- If applicable, the relevant benefits departments are informed of the business
- All legal requirements are met for the business
- Required business insurances are in place
- The business meets all relevant codes of practice and regulations
- If required, the business is covered under Control of Substances Hazardous to Health or Provision and Use of Work Equipment Regulations
- Permission can be withdrawn if conditions or tenancy conditions are breached
